    Commercial painting is a scheduling and logistics discipline as much as a trade.     Every commercial project starts with a documented scope. We walk the site with the property manager or owner, record substrates area by area, note existing coating systems, identify the surfaces that will need bonding primers or industrial coatings, and confirm access, keying, loading, parking, hoarding and after-hours protocols. The proposal that follows is itemized by area and coating system so it can be compared line for line against another bid — no lump-sum mystery numbers.

    Commercial substrates are more varied than residential ones. A single tenant fit-out can include drywall partitions, concrete block, exposed structural steel, open ceilings with ducts and conduit, hollow metal doors and frames, aluminium storefront, epoxy-coated washroom walls, sealed concrete and painted floor markings. We spec each one separately: block filler and pre-catalyzed epoxy in corridors and washrooms that get scrubbed daily, direct-to-metal coatings on steel and hollow metal, dry-fall coatings on open ceilings so overspray settles as dust rather than landing wet on equipment, and high-traffic acrylics in lobbies and common areas.

    Brand compliance matters for retail and franchise work. We colour-match to corporate standards, work from national brand specification packages, and supply product data sheets and colour draw-downs for approval before mobilizing. For condominium and property-management clients we run recurring cycles — corridors, stairwells, garage areas, suite turnovers — on a schedule agreed with the board or manager, with consistent product and colour records kept so year-three touch-ups match year-one work exactly.

    Site conduct is the part clients remember. Our crews arrive in marked vehicles and uniform, sign in through building security, respect tenant access rules, keep egress paths clear, put up proper wet-paint and hazard signage, contain dust and odour, and leave every area broom-clean and reopened before the business day starts. Deficiency lists are walked with the property manager and closed out before invoicing.

    Submittals and approvals

    Product data sheets, SDS, colour draw-downs, WSIB clearance and insurance certificates issued for approval before mobilization.

    Phasing plan

    Work sequenced by zone and shift — nights, weekends or off-peak — so trading, production and tenant access are never interrupted.

    Protection and containment

    Floors, fixtures, stock, equipment and IT hardware masked; hoarding and signage installed; egress and life-safety routes kept clear at all times.

    Prep and priming

    Washing, degreasing, patching, block filling on CMU, rust removal and DTM priming on steel, bonding primers over existing coatings.

    Coating application

    Spray, back-roll or brush to spec film build with the appropriate system per substrate; dry-fall on open ceilings; two finish coats standard.

    Nightly reinstatement and final sign-off

    Every shift ends with the area cleaned and reopened; project closes with a deficiency walk, punch-list completion and colour/product records handed over.

    High-traffic walls and corridors

    Sherwin-Williams Pro Industrial Pre-Catalyzed Waterbased Epoxy and Benjamin Moore Ultra Spec — scrubbable, disinfectant-tolerant institutional-grade acrylics and epoxies.

    Concrete block

    Heavy-duty block filler followed by two coats of epoxy or acrylic, giving a smooth, cleanable, low-porosity surface.

    Structural steel and hollow metal

    Rust-inhibitive DTM primers with acrylic or urethane DTM topcoats on doors, frames, railings, bollards and exposed steel.

    Open ceilings and decks

    Dry-fall coatings sprayed over deck, joists, ducts and conduit so overspray dries before it lands.

    Floors and markings

    Epoxy and urethane floor systems, plus traffic and safety line marking to facility standards.

    Specialty

    Anti-graffiti clear coats, anti-microbial coatings, intumescent and high-temperature coatings where the specification calls for them.

    Pre-catalyzed waterborne epoxies over block filler or sealer. They cure to a hard, low-porosity, moisture-tolerant film that stands up to daily cleaning with commercial disinfectants — which conventional wall latex will not.
