    EPOXY FLOOR COATING — WHAT ACTUALLY MATTERS

    An epoxy floor either lasts fifteen years or it delaminates in eighteen months, and the deciding factor is almost never the epoxy — it is the concrete preparation and the moisture testing underneath it. P&G Renovation installs epoxy and urethane floor systems for residential garages, warehouses, showrooms, mechanical and service rooms, commercial kitchens and institutional facilities across Newmarket, Toronto, North York, Vaughan and the GTA, and we will not quote a floor without seeing the slab.

    Every installation begins with an assessment: slab age, existing coating or sealer, crack and joint condition, oil and hydraulic contamination, and above all moisture vapour transmission. A slab-on-grade with no vapour barrier under it can push moisture up through the concrete and blow a coating off in sheets. We conduct calcium chloride or relative-humidity testing where the history is unknown, and where readings are high we install a moisture-mitigating primer rated for the condition rather than gambling on a standard system.

    Mechanical preparation is non-negotiable. We diamond-grind the entire surface to open the concrete pores and achieve the correct surface profile — acid etching, which is what DIY kits supply, does not produce a reliable profile and is the most common reason big-box garage kits peel. Oil-contaminated areas are degreased and, if necessary, ground deeper. Cracks are chased out and filled with a rigid polyurea or epoxy repair mortar; control joints are honoured or filled with a flexible filler depending on the system. Spalled and pitted areas are patched and re-ground flush.

    System selection follows the use. A residential garage typically gets a 100% solids epoxy base, a broadcast of decorative vinyl flake to full rejection, and one or two coats of polyaspartic or urethane clear — a build that resists hot tire pickup, road salt and dropped tools while hiding minor slab imperfections. Metallic epoxy suits showrooms and finished basements where appearance leads. Warehouses and industrial floors get high-build solid-colour epoxy with a urethane topcoat for abrasion and chemical resistance. Commercial kitchens and wet areas get urethane cement or a heavily textured slip-resistant system. Anti-slip aggregate is broadcast into the top coat wherever ramps, wet processes or safety requirements call for it.

    Polyaspartic topcoats have changed turnaround expectations: they cure fast enough that a single-car garage can often be prepped and coated in one day, walked on that evening and driven on within 24 to 72 hours. Full chemical cure takes about a week. We hand over care instructions covering cleaning products, hot tire management and how to deal with winter salt so the floor stays looking new.

    Slab assessment and moisture testing

    Age, existing coatings, contamination, crack and joint mapping, plus calcium chloride or RH moisture testing where vapour transmission is a risk.

    Diamond grinding

    Full mechanical profiling with HEPA dust extraction to reach the correct CSP profile — never acid etching alone.

    Repair

    Cracks chased and filled with polyurea or epoxy mortar, spalls and pits patched, control joints treated per system, patched areas re-ground flush.

    Priming

    Penetrating epoxy primer, or a moisture-mitigation primer where testing calls for it, to lock the system to the slab.

    Base coat and broadcast

    100% solids epoxy base rolled and squeegeed, decorative flake or quartz broadcast to rejection where specified, then scraped and vacuumed once cured.

    Topcoat

    One or two coats of polyaspartic or urethane clear, with anti-slip aggregate broadcast in where required for safety.

    Cure and handover

    Foot traffic typically 24 hours, vehicle traffic 72 hours, full chemical cure about 7 days, with written maintenance instructions.

    Primers

    Penetrating 100% solids epoxy primers, plus dedicated moisture-vapour-barrier primers for slabs with elevated MVT readings.

    Base coats

    100% solids industrial epoxy — Sherwin-Williams ArmorSeal, Sika and comparable commercial-grade systems, not solvent-thinned consumer product.

    Decorative options

    Vinyl flake broadcast in custom blends, quartz aggregate for heavy-duty slip resistance, and metallic pigment systems for showroom and feature floors.

    Topcoats

    Polyaspartic and aliphatic urethane clears — UV-stable, abrasion- and chemical-resistant, fast-return-to-service.

    Specialty systems

    Urethane cement for commercial kitchens and thermal-shock areas, ESD-control flooring, and chemical-resistant novolac epoxy for laboratories.

    Repair materials

    Rigid polyurea joint filler, epoxy patching mortar and self-levelling compounds for slab correction.

    EPOXY FLOOR COATING — FREQUENTLY ASKED QUESTIONS

    Why is a professional epoxy floor different from a big-box garage kit?

    Three reasons: preparation, solids content and topcoat. We diamond-grind the slab rather than acid-etch it, we use 100% solids industrial epoxy rather than a thinned water-based product, and we finish with a polyaspartic or urethane clear. A kit typically delivers a fraction of the film thickness and no mechanical profile, which is why so many peel with the first hot tire.

    Will my epoxy floor peel or turn yellow?

    Peeling comes from inadequate profiling or untested moisture vapour transmission, both of which we address before quoting. Yellowing comes from UV exposure on a bare epoxy surface — we prevent it with a UV-stable aliphatic polyaspartic or urethane topcoat, which is standard on every floor we install.

    How soon can I park on it?

    Foot traffic at roughly 24 hours, vehicles at 72 hours, and full chemical resistance at about a week. Polyaspartic topcoats cure faster than traditional epoxy clears, which is why most residential garages are back in service within three days of us leaving.

    Can you coat a floor that already has an old sealer or paint on it?

    Yes. Existing coatings and sealers are removed as part of the diamond-grinding process. If the previous coating is thick or unusually stubborn, we may need shot blasting instead, which we would identify and price at the site assessment rather than discovering it mid-job.
