EXTERIOR PAINTING — WHAT ACTUALLY MATTERS
Exterior coatings in Ontario have a hard life. A single year puts a building envelope through freeze-thaw cycling, UV exposure, driving rain, ice, road salt spray and a 60-degree temperature swing. That is why P&G Renovation treats exterior painting as a building-protection job first and a cosmetic job second. We serve Newmarket, Aurora, Barrie, Toronto, North York, Richmond Hill, Vaughan and Markham, and on every exterior we start by identifying why the previous coating is failing before we spec the new one.
Peeling on the south and west elevations usually means UV degradation and inadequate film build. Peeling in sheets down to bare wood usually means moisture is entering behind the coating — failed caulking, a leaking gutter, missing flashing, or grade too high against the siding. Chalking on aluminium or older acrylic means the binder has broken down and needs a bonding primer. Efflorescence and spalling on brick or block means water and salt migration, which has to be corrected before coating or the new paint will lift the same way. We document what we find and tell you which repairs are inside our scope and which need a roofer, mason or eavestrough contractor first.
Preparation is where the majority of exterior labour goes. Every surface is pressure washed at the correct PSI for the substrate — high enough to remove chalk, dirt, mildew and loose coating, low enough not to drive water behind siding or erode mortar joints. Mildew is treated with a bleach or dedicated biocidal wash, not just blasted. Loose paint is scraped and feather-sanded to a sound edge. Bare wood is spot-primed within 48 hours of exposure. Failed caulking is cut out and replaced with high-performance urethane or siliconized acrylic at every window, door, trim joint and penetration. Rusted railings, lintels and steel are wire-wheeled or ground to bright metal and primed with a rust-inhibitive direct-to-metal primer.
We schedule around weather rather than against it. Most premium exterior acrylics need surface and ambient temperatures above 10°C, though some modern low-temperature formulations apply reliably down to 2°C, which extends our season into late fall. We do not paint in direct blazing sun on a hot elevation — the film skins before it levels — and we watch dew point in the fall so a fresh coat is not still open when overnight moisture settles. That discipline is the difference between a coating that hits its full ten to fifteen year service life and one that fails in three.
Exterior work covers more than walls: siding, brick, stucco and parging, fascia and soffit, eaves, window and door trim, garage doors, railings, columns, decks, fences and porch floors. Decks and fences are cleaned, brightened and finished with penetrating stains rather than film-forming paint wherever traffic and moisture would otherwise cause peeling. Commercial and institutional exteriors add hollow metal doors and frames, structural steel, bollards, anti-graffiti coatings and line marking to that list.

Envelope assessment
Full walk-around, elevation by elevation: coating adhesion tests, moisture sources, rot and rust locations, caulking condition, and a written scope with photos.
Protection and pressure washing
Landscaping, walkways, windows and mechanical equipment covered; substrate-appropriate pressure washing plus biocidal treatment of any mildew; full dry-out before coating.
Scrape, sand and repair
Loose coating scraped to a sound edge and feathered, rotten trim replaced, nail holes and gaps filled with exterior-grade filler, rusted steel taken back to bright metal.
Caulking and sealing
Failed sealant cut out and replaced at windows, doors, trim joints, penetrations and dissimilar-material transitions with high-performance elastomeric sealant.
Priming
Bare wood, bare masonry, chalked aluminium, tannin-bleeding cedar and all bare steel spot- or fully primed with the correct primer for the substrate.
Two finish coats
Brushed, rolled or sprayed and back-rolled to spec film build, applied within the manufacturer's temperature and dew-point window.
Final inspection
Elevation-by-elevation walk-around with you, touch-ups, protection removed, site cleaned and washed down.

Siding, stucco and general exterior

Masonry, brick and block
Breathable elastomeric or masonry acrylic over a masonry conditioner/primer, allowing vapour transmission so trapped moisture does not blow the coating off.
Metal, railings and structural steel
Rust-inhibitive direct-to-metal primers with acrylic or urethane DTM topcoats; Sherwin-Williams Pro Industrial and Benjamin Moore Ultra Spec HP DTM.
Decks and fences
Penetrating semi-transparent or solid stains from Sikkens, Benjamin Moore Arborcoat and Sherwin-Williams SuperDeck, applied after cleaning and brightening.
Sealants
Exterior-grade urethane and siliconized acrylic-latex sealants rated for joint movement and paintability.
Primers
Alkyd and acrylic exterior wood primers, tannin-blocking primer for cedar and redwood, peel-bonding primers over chalked or marginal substrates.

EXTERIOR PAINTING — FREQUENTLY ASKED QUESTIONS
How late in the year can you still paint an exterior in Ontario?
Traditional exterior acrylics need surfaces above 10°C, but modern low-temperature formulations from Benjamin Moore and Sherwin-Williams apply reliably down to about 2°C as long as the temperature is not falling toward freezing overnight. In practice we book exterior work from April through late October, and we watch dew point closely in the last few weeks of the season.
How long will an exterior paint job last?
On properly prepared wood or fibre-cement siding with two coats of premium acrylic, expect eight to twelve years on sheltered elevations and six to ten on the sun-hammered south and west faces. Stained decks need recoating every two to four years because of foot traffic and standing water. Coatings on well-prepared masonry can go fifteen years or more.
Can you paint brick, and should I?
We can, and the results can be excellent, but it is effectively permanent — once brick is coated it must stay coated. We only do it with a breathable masonry system over a proper conditioner, and only after any efflorescence, spalling or moisture source has been corrected. If your brick is sound and you simply dislike the colour, we will walk you through the trade-off before you commit.
Do you handle the repairs, or just the painting?
We handle the repairs that belong to a painting scope: rotten trim replacement, wood filling, caulking, minor stucco and parging patches, rust removal and metal priming. Roofing, eavestrough replacement, masonry repointing and structural work we will flag for you and coordinate around, because painting over an active water source only hides the problem.
